Four things to know first

  • A registered builder is needed over A$10,000 In Victoria, once the cost of domestic building work is more than A$10,000 the parties must enter a major domestic building contract, and the builder must be registered under the Building Act 1993 to enter one. The Building and Plumbing Commission's class list has no class named for roof slating, so ask whoever quotes which registration the work is done under.
  • Repairs to the same materials can need no permit City of Melbourne says that under the Heritage Overlay you do not need a permit for routine repairs that replace like for like, so long as they do not change the appearance or significance of the place. Other councils have their own rules.
  • Replacing the whole roof is a different question A Victorian council's heritage sheet says that where existing original or significant roof cladding requires complete replacement, a permit is generally required. Ask your council before the slates come off.
  • Slate is matched, not swapped The same sheet says the condition of the existing slate should be clarified before complete replacement is considered, salvaged slate reinstated where necessary, and new slate matched to the existing in profile, colour, texture and finish.

Three steps

From enquiry to quote

  1. Tell us about the roof What the slates are doing, what you can see from the ground, and what you want done.
  2. It is passed on Your enquiry goes to one independent local provider covering Melbourne. The provider pays for the introduction; you never do.
  3. A provider inspects and quotes The provider looks at the roof and prices the work in writing. The price is theirs to set.

Slate Roofing across Melbourne

Whether a slate roof can be repaired or has to be replaced is a question for the slates and their fixings first, and for the council second. A Victorian council's heritage sheet says: Before complete replacement is considered, the condition of the existing slate should be clarified. Salvaged slate should be reinstated in addition to replacement slates where necessary. The sheet is dated July 2023.
